What the national picture adds
Realtor.com reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. That is a reminder that pricing still matters, even when demand is present.
CNBC reported that a monthly payment on a median-priced home took up 33% of a median family's income in 2025, up from 26% in 2022. Higher rates have made every dollar count more for buyers.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Tarrytown-1B's price dips run against that national trend, which is worth knowing if you are thinking about your own number.
Supply stayed tight
In 78731, the Real Estate Data Aggregator measured 3.5 months of supply, down 2.9 months from a year before. That is a meaningful drop. In 78703, supply was 5.8 months, nearly flat.
