One part of Tarrytown-1B is moving much faster than the other
Not every part of Tarrytown-1B is acting the same right now. The Real Estate Data Aggregator counted 174 homes sold across ZIPs 78731 and 78703 in the three months ending August 31, 2026. That is up 20.8% from the same months in 2025. But that combined number hides a real split between the two ZIP codes.
Realtor.com reported that 20.8% of listings nationally had price cuts in September 2026. That is the highest share since October 2022. Tarrytown-1B sellers are not all in the same position when it comes to that pressure.
The split: 58 days versus 81 days
The Real Estate Data Aggregator put the median days on market at 58 in ZIP 78731. In ZIP 78703, it was 81 days. That is 23 more days sitting on the market. For a seller, that gap matters when you are setting a price.

|---|---|---|
| Median days on market | 58 days | 81 days |
| Sale-to-list ratio | 97% | 95.1% |
| Median sale price | $1,125,000 | $1,245,000 |
| Homes sold | 111 | 63 |
| Months of supply | 3.5 months | 5.8 months |
What the sale-to-list ratio tells you
The Real Estate Data Aggregator put the average sale-to-list ratio at 97% in ZIP 78731. In ZIP 78703 it was 95.1%. That 1.9-point gap means buyers in 78703 are, on average, landing a little more off the asking price. For buyers, that is room to negotiate. For sellers in 78703, it is a reason to price carefully from the start.
The sale-to-list ratio in 78731 also moved up 0.9 points from a year ago, according to the Real Estate Data Aggregator. In 78703 it moved down 1 point over the same period. The two ZIP codes are heading in opposite directions.
Speed: homes going under contract quickly
The Real Estate Data Aggregator found that 29.8% of homes in ZIP 78731 went under contract within two weeks of listing. In ZIP 78703, that share was 16.7%. Nearly 3 in 10 homes in 78731 found a buyer fast. In 78703, fewer than 2 in 10 did.
Prices dipped in both ZIP codes
The Real Estate Data Aggregator put the median sale price in ZIP 78731 at $1,125,000 for the three months ending August 31, 2026. That is down 14.8% from the same months in 2025. In ZIP 78703, the median was $1,245,000, down 8.5% year over year. Prices fell in both areas. That is an honest admission worth knowing before you pick a number.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Both Tarrytown-1B ZIP codes moved the other way. Local conditions here are not following the national trend.
Supply is tighter in 78731
The Real Estate Data Aggregator counted 3.5 months of supply in ZIP 78731. That is down 2.9 months from a year ago. In ZIP 78703, supply sat at 5.8 months, nearly unchanged from a year ago, up just 0.1 months. Less supply in 78731 helps explain why homes there move faster.
What this means for you
If you are selling in ZIP 78731, the data shows faster sales and sellers getting closer to their asking price. If you are selling in ZIP 78703, buyers have more time and a little more leverage. Pricing from the start matters more in the slower ZIP.
If you are buying in ZIP 78703, the 81-day median and 95.1% sale-to-list ratio say there is more room to negotiate than in 78731. Not every home will give you that room, but the overall picture supports a careful offer.

- ZIP 78703 is slower: 81 median days, 95.1% sale-to-list, 5.8 months of supply.
