More homes are for sale in part of Austin, and they are taking longer to move
The one number that changes what sellers should do: homes in ZIP 78717 are taking 59 days to sell. That is 10 days longer than the same period last year, according to the Real Estate Data Aggregator. Pricing and preparation matter more now than they did a year ago.
These numbers cover the three months ending August 31, 2026. That is the period for all the local counts below.
Inventory climbed, and buyers have more to choose from
The Real Estate Data Aggregator counted 119 homes for sale in ZIP 78717 during that period. That is up 24% from the same months in 2025. Buyers have more options and a little more time to compare before making an offer.
At the same time, the Real Estate Data Aggregator shows months of supply reached 5.3 months. That is up 1.7 months from a year before. More supply means sellers are competing harder for each buyer.
Prices held up, but fewer homes sold
The median sale price in ZIP 78717 was $612,500, up 4.3% from the same months in 2025, per the Real Estate Data Aggregator. Prices did not fall. But the Real Estate Data Aggregator also counted only 69 homes sold, down 15.9% from a year before. Fewer sales even as prices rose tells you demand is softer.
Sellers are getting a little less than they ask
The Real Estate Data Aggregator put the average sale price at 97.2% of list price. That is down 0.2 points from a year ago. Most homes sold close to asking, but not above it. Only 7.3% of homes sold above list price, down 2.5 points from a year before.
Just 27.2% of homes went under contract within two weeks of listing. That share fell 5 points from the same period in 2025. Quick sales are still happening, but they are less common.
The wider Austin picture and mortgage rates
Realtor.com reported that the median list price per square foot in the Austin metro area fell 8.4% as of September 30, 2026. That is a wider trend behind the local numbers above.
Realtor.com also reported that mortgage rates surged above 7% for the first time since January 2025. CNBC reported the average contract rate on a 30-year fixed mortgage reached 7.49% as of October 7, 2026. Higher rates slow buyer demand everywhere, including Austin.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, prices rose 0.3% in July, seasonally adjusted. National prices are still moving up, just slowly.
- In ZIP 78717, there are more homes for sale, they are taking longer to sell, and buyers are offering a little less than list.
- Prices are still above last year, but the market has shifted.
- Prep and pricing are the two things sellers can control right now.
One more thing: one street can read very differently from the whole ZIP code. The numbers above cover all of 78717. Your block may be moving faster or slower than the median.
