Leander prices held nearly flat while sales moved up

Here is the one thing that changes how you should think about pricing your Leander home right now. The Real Estate Data Aggregator counted 445 homes sold in ZIP 78641 in the three months ending August 31, 2026. That is up 4.7% from the same months a year before. More buyers showed up. Prices did not spike. That tells you something useful.

The Real Estate Data Aggregator put the median sale price in 78641 at $465,000. That is down 1.1% from a year before. Prices dipped a little, but not by much. Meanwhile, the Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Leander moved in the opposite direction from the national trend. For sellers, that means pricing carefully matters more than ever.

Buyers are still showing up

The Real Estate Data Aggregator counted 440 pending sales in 78641 for the same period. That is up 0.5% from a year before. Buyers kept writing offers. Not every home sold fast, though. The median home sat on the market 73 days. That is a long time, and sellers need to plan for it.

One small sign of improvement: the Real Estate Data Aggregator found that 16.1% of homes went under contract within two weeks of listing. That share is up 2.2 points from a year before. The right home, priced right, can still move quickly.

Less inventory, but still plenty of choice

The Real Estate Data Aggregator counted 759 homes for sale in 78641 during the three months ending August 31, 2026. That is down 13.5% from a year before. Fewer homes on the market, yet supply still sat at 5.2 months. That is a balanced-to-soft market. Nationally, Realtor.com reported active listings grew 5.5% year over year, topping 1.16 million homes for sale. Leander moved the other way, with inventory shrinking.

New listings in 78641 also fell. The Real Estate Data Aggregator counted 575 new listings, down 3.8% from a year before. Fewer sellers listed. Fewer homes piled up. That kept supply from growing even more. Still, 5.2 months of supply means buyers have real choices, and sellers face real competition.

What the national picture adds

The Federal Housing Finance Agency reported U.S. house prices rose 0.3% from the previous month in August, seasonally adjusted. Month to month, prices were still climbing nationally. Leander's small year-over-year dip is not a collapse. It is a correction after a big run-up. That is a different thing.

Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. Higher rates put pressure on buyers everywhere. That is part of why prices in many markets, including Leander, are not running away. The Real Estate Data Aggregator found that homes in 78641 sold at 97.3% of list price on average, up 0.5 points from a year before. Buyers are close to full price, just not over it.

In short
  1. For the three months ending August 31, 2026, Leander's 78641 ZIP saw more homes sell and prices hold nearly flat.
  2. Supply dropped, but 5.2 months still gives buyers options.
  3. Homes averaged 73 days on market.
  4. Pricing carefully, from the start, is the move that matters most right now.

One more thing worth knowing. The numbers above cover all of ZIP 78641. One street can read very differently from the whole ZIP code. A block near a park, a school, or a busy road can shift the picture a lot. The ZIP code average is a starting point, not the final word on your home.
