Cedar Park stayed tighter than the national market this summer
The National Association of Realtors reported U.S. housing supply reached 4.9 months, the highest level in over ten years. Cedar Park did not follow that pattern. The Real Estate Data Aggregator counted 3.6 months of supply here for the three months ending August 31, 2026. That gap matters for every homeowner on your street.
Buyers here saw a few more choices. The Real Estate Data Aggregator recorded 305 new listings, up 3% from a year ago. But the total number of homes for sale fell. The Real Estate Data Aggregator shows 280 homes for sale, down 18.4% from the same period in 2025. So more homes came to market, yet the overall pool shrank.
Prices edged up, and homes moved a little faster
The Real Estate Data Aggregator put the median sale price in ZIP 78613 at $497,450 for the three months ending August 31, 2026. That is up 3.2% from the same period a year ago. Not a leap, but a steady move in one direction. The median days on market came in at 49 days, five days shorter than a year ago.
Not every home sold quickly, though. The Real Estate Data Aggregator found that 26.8% of homes went under contract within two weeks of listing. That means nearly 3 in 4 homes took longer. If your home needs the right buyer, patience is still part of the plan.
Rates are adding pressure for buyers
Freddie Mac reported the 30-year fixed rate averaged 7.40% as of October 8, 2026. The 15-year fixed averaged 6.73% on the same date. CNBC reported rates hit their highest level in three years, above 7.5%, in early October 2026. Higher rates slow some buyers down. That is one reason the Real Estate Data Aggregator's 97.7% sale-to-list ratio matters: sellers here are still pricing close to what buyers will pay.
Nationally, the National Association of Realtors said existing-home sales fell 2.0% month over month in August 2026. Year to date through the first eight months of 2026, they are up 1.6%. Cedar Park's 238 homes sold, up 7.7% from a year ago, outpaced that national picture.
What this means for Cedar Park homeowners
Supply is tighter here than across the country. Prices moved up, not down. Homes sold a little faster. The Real Estate Data Aggregator counted 239 pending sales for the three months ending August 31, 2026, up 3.9% from a year ago. Demand did not disappear. It held.
- Cedar Park's 3.6 months of supply is well below the national 4.9 months the National Association of Realtors reported.
- The Real Estate Data Aggregator shows prices up 3.2%, days on market five days shorter, and 11.3% of homes selling above list.
- The market is not wide open, and it is not frozen either.
One street can read very differently from the ZIP code as a whole. A block closer to a school or a park can move faster or slower than these numbers show. These figures cover all of 78613, not your specific corner of Cedar Park.
