Cedar Park inventory is tighter even as new listings rose

Here is the number that changes things most for Cedar Park homeowners right now. The Real Estate Data Aggregator counted 280 homes for sale in ZIP 78613 in the three months ending August 31, 2026. That is down 18.4% from the same period a year before. Fewer homes competing for the same buyers. For a well-priced home, that matters.

What makes this interesting is that new listings actually rose. The Real Estate Data Aggregator recorded 305 new listings in ZIP 78613, up 3% from a year before. More homes came to market, yet the total supply still shrank. Buyers absorbed them. That is a sign of real demand.

Nationally, the picture looks different. The National Association of Realtors reported inventory rose to 1.60 million homes in September 2026. Cedar Park is moving against that national trend. Supply here is tighter, not looser.

What sold, and how fast

The Real Estate Data Aggregator counted 238 homes sold in ZIP 78613 in the three months ending August 31, 2026. That is up 7.7% from a year before. Not every home sold fast, but the pace improved. The median days on market was 49 days, which is 5 days shorter than the same period last year.

Prices held up, and sellers got close to their ask

The Real Estate Data Aggregator put the median sale price in ZIP 78613 at $497,450 for the three months ending August 31, 2026. That is up 3.2% from the same period a year before. Prices did not spike, but they moved in a steady direction. The National Association of Realtors reported existing-home prices up 1.3% nationally in September 2026. Cedar Park outpaced that.

Rates are a real factor for buyers right now

Freddie Mac reported the 30-year fixed rate averaged 7.32% as of October 22, 2026. The 15-year fixed averaged 6.68%. Realtor.com put the average mortgage rate at 7.40% as of October 22, 2026. Rates have moved up nearly 40 basis points over the past four weeks, according to Realtor.com. That affects what buyers can afford, and it shapes how quickly decisions get made.

For buyers in Cedar Park, tighter supply and rates above 7% mean the best-fit home may take more planning. The Real Estate Data Aggregator found that 26.8% of homes in ZIP 78613 went under contract within two weeks of listing. Nearly 1 in 4 homes moved that fast. Waiting too long can mean starting over.

One last thing worth saying. These numbers cover all of ZIP 78613. One street can read very differently from the ZIP code as a whole. A block near a park, a school zone line, a busy road, all of these shift the picture. If you want to know what the numbers look like for your specific address, I am happy to pull that together.
